Who is responsible?

As landlords we are obliged to ensure that:
• You receive written confirmation of your reservation
• The cottage / apartment agrees with the description.
• You may use the cottage from 15:00 the day of arrival.
• The cottage appropriated to 11.00 on the day of departure.

When is my reservation confirmed?
When you paid your fee (or all the rent) you have accepted your booking.

When should I pay?
• The registration fee, 1000 SEK, payable within 10 days after we sent the confirmation to you. When booking online entry fee immediately upon booking.
• The final payment, to be paid 30 days before the agreed date of arrival.
• If you book less than 30 days in advance, all the rent paid immediately.

Do not forget to give us the reservation number when paying.
Bring confirmation upon arrival.

What happens if I do not pay on time?
If you do not pay the deposit or final payment in time we will cancel your reservation, and the rules for cancellation.

But if something happens to me?
In some cases, you can cancel up to the day before agreed arrival against a cancellation fee of 1,000 kronor per booking. This applies to any of the following cases may not have been aware when you booked:

a) death, illness or accident of a serious nature, affecting your self, husband / wife, partner, family or traveling companion.
b) call up to military or civil defense.
c) the occurrence of a serious event outside your control which you could not foresee when you booked and which means that it is not reasonable to demand that you honor your booking.

You must be able to prove the reason certificate from a doctor, authority or insurance. Certificate should be sent to us as soon as possible, preferably within a week of the cancellation date. The cost of cancellation will not be refunded in case of cancellation.

What if I want to cancel?
You can cancel by and enter your booking number. If you cancel more than 30 days before agreed arrival, you do not pay more than a service fee of 1,000 kronor per booking.

If you cancel with less than 30 days before arrival and can show a valid certificate, so we keep the cancellation fee of 1000 kr.Resterande amount refunded to you after we have received the certificate and a written cancellation. Rebooking cost $ 500.

What are my rights?
If the cottage / apartment is not provided in the promised condition or at the right time and we are not able to offer you another cottage / apartment, you have the right to terminate the lease. We have to reimburse everything you have paid to us, minus the benefit you may have had from the cottage / apartment.

If you have a complaint you should inform us as soon as possible. Errors that occur during your stay should be reported immediately so we have a chance to correct it.

You have the right to put someone else in your place and we must accept that person if we do not have any special reason to refuse. You must then inform us before the date.

What are my obligations?
Minimum of 20 years for the bookers of each item. Identification is required upon arrival. Exceptions by appointment.

You must care of the cottage / flat and follow the rules, instructions and regulations. Between 23:00 and 07:00 the tenant must exercise the utmost respect and silence towards the other cottage guests. You are responsible for all damages caused to the property and its contents by you or someone in your party has been negligent.

You are obliged to follow the regulations regarding smoke and pet prohibitions that apply to your house / apartment.

You may not use the cottage / apartment for anything other than what was agreed upon booking and you must not allow more people to stay overnight in the cottage / flat or in its grounds than you stated on booking.

You must clean properly before departure. If you miss this, we will carry out the cleaning at your expense.
You must give back all the keys to your house / apartment on departure. If you forget it, we have to charge a fee of 500 SEK.

What happens if we do not agree?
Turn to us directly with any complaints. Keep in mind that your chances of obtaining redress may diminish if you delay a complaint. If we do not agree, you can turn to the National Board for Consumer Complaints. They consist of an impartial chairman and a number of representatives of travel organizers and consumers. The consumer adviser in your municipality can help you.

War, strikes, natural disasters
Both you and we have the right to cancel the lease if the cottage / flat can not be supplied due to natural disasters, acts of war, strikes, major disruption of water and energy, fire or other similar major events that neither you nor we could foresee . We are in this case obliged to reimburse what you paid with a deduction for the benefit you had from the cottage / apartment.

Other informations
Keep in mind that the price of accommodation does not include cleaning, bed linen, towels, toilet paper / paper towels, cots / highchair, unless otherwise stated on your confirmation.
